Planning and Feasibility

You know your space like no one else, and you know what can be improved and adapted to unlock potential and improve flow. We work with you to get a complete sense of your dream, and then help you understand how local regulations like zoning laws or city and county building codes shape how we can achieve your vision. We also measure your existing property and create a three dimensional model of the area impacted by your project.  

 

We take a whole-property approach to planning, enabling us to create plans that capture future intents and desires to ensure all spaces flow together for an aesthetically pleasing and useful space. This might look like extending your living space into your yard and garden to create a holistic entertaining space, or through identifying opportunities for landscapes to add beauty indoors when visible through windows. We can also plan for future changes (such as adapting a window into a door) if you plan to phase your construction, which might reduce your financial and logistical burden in the long run. 

 

Note: During this phase, Design TKC cannot guarantee final city approval of plans or final costs (such as those from other service providers or that change over time). 

Design and Alignment

Using the foundation built in planning and feasibility, we now construct three dimensional models of your project, showing you how your space will look and how you will move through your space once built. We work together to finalize these designs over multiple iterations to capture your feedback and input. We will also showcase how any planned landscapes change over time as chosen plants grow or change with the seasons. 

 

Once your design encompasses your vision, we bring in our partners (link to team page) such as contractors, interior designers, and structural engineers to firm up project scope and costs. This allows for any value decisions to be made before permitting, which can reduce administrative time and costs.

Permitting and Construction Management

Design TKC can manage all phases of permitting for your project, from developing technical drawings for permit submission, through submittal and managing city comments. We provide bid review services to enable a true comparison of costs and ensure accurate bids that include the full scope of your project. We remain committed to achieving your dreams and representing your interest during this process. Our expertise can help you navigate any guidance from the city to minimize its potential impact on your dream space.

 

Once permits are approved, construction begins. We serve as your advocate, helping troubleshoot any situations that a contractor might run into and observing construction to ensure the project is being built to design specifications, timelines and budget agreed upon. Especially when adding on to an existing space or building, you might run into surprises as you open up a building or dig into the ground. We pride ourselves on our ability to come to creative solutions to manage the impact of these obstacles.

Ongoing Maintenance

Even after your space is built, you often need support from a trusted partner. During the first year after construction completion, we are available to plan additional project phases to keep your project performing its best. Our building envelope expertise can help as you see how weather, specifically water, affects your home. We also offer ongoing maintenance support for landscapes to help your garden flourish while keeping it under control.
